Project Background
Over the past 2 years Football NSW has evaluated all options relating to the development of the current Valentine Sports Park property and the potential development of a new site.
The organisation looked at a variety of properties in the various regions of Sydney with a view to finding a suitable property. The criteria for a suitable property was as follows,
- Minimum site area of 20-25ha (50-60acres)
- Correct zoning to permit use.
- Suitable site levels to minimise earthworks and drainage
- Proximity to transport lines- Road and Rail
- Flood affected land to reduce acquisition costs
- Proximity to adjacent flood free land
- Potential expansion
- Location of site services, electricity, gray water, sewer.
- Location of neighbours and adjacent uses- noise, floodlighting
After reviewing the various properties and conducting a detailed feasibility study into the current site, the most suitable option was judged to be the 35 hectares located at Riverstone West.
The site gives Football NSW ample space for future expansion and a location that will see the complex situation within a highly developed and populated area in the not too distant future, with great access to public transport.
Located in the heart of the North West Growth Sector the site will one day be surrounded by the developed residential release precincts, such as Marsden Park North and Riverstone. For more information on the North West Growth Sector please visit http://www.gcc.nsw.gov.au/north+west-21.html
